The Cost of Selling Property:

Selling Property Through Estate Agents… Selling property through estate agents costs you nothing unless they sell it for you.  Therefore, why limit yourself to one estate agent, sure they will offer you discounts and incentives for sole agency agreements, but if they are the only ones with your property, they have no competition and your exposure is limited to one agent.  When selling property through estate agents, use 3-4 estate agents, each with a different approach to the market, but for the fastest opportunity you will be best advised to broaden your scope by including a sell by auction option.

Selling Through Newspapers…Any ad with photos will amount to hundreds of pounds per month, so if you don’t sell it through the newspapers, you have wasted your money.  More people look to the internet than to newspapers when buying property, so unless you have a high ticket property which can justify newspaper advertising costs it is probably best left alone.  If you only want advertising, some FSBO sites may offer better value, but there is no focus and no urgency, unlike with those buying at auction who have a specific mission in mind.

Through Auction… To Sell by auction can be very effective, although as everybody knows the current bidding levels in a live auction, they only ever raise the bid by the minimum amount which can result in low prices for the person trying to sell by auction.  The cost of selling through auction is normally around £300 entrance plus a commission if sold of up to 3.5%  Those who want to sell by auction should consider that often these live auctions are attended only by hardened predators as most people find the thought of buying at auction extremely daunting.  Think about it, how many people do you know who have bought property through auction?  With our on-line international auction, it is easily accessable to all types of buyers.

For Sale By Owner Websites... For Sale By owner, often known as FSBO websites have started appearing over recent years and these can serve a very good purpose in relation to exposure when selling property .  However, they are just there, there is rarely an audience specifically looking to buy from these FSBO sites.  Many For Sale by Owner websites have barely any traffic regardless of claims made.  They often have no marketing budget and are unable to appear on more than the occassional google page.  Our Auctions on the other hand attract thousands of buyers who consider auctions as a way to get a good deal on a fast purchase basis.  As with all auctions, we do not have hundreds or thousands of properties to sell by auction, which in itself adds importance and urgency to those buying propert.  For sale by owner websites are often loaded with Estate agent properties giving the impression of a busy site, but unless you search google with For Sale by Owner, you will probably not find them.  Check out Google searches for yourself to see how often this auction appears and the traffic levels as a result.

Sell Through This Auction… Selling by auction through this auction means that you are not limited by local marketing as with estate agents and local auctions.  If you are trying to sell property, it is important that you cover all opportunities available to maximise your opportunities of a quick sale.  Some may think that to sell by auction is for those giving properties away, but this auction is different.  This is a closed bid auction.  When buyers bid on your property in this auction, they do so blind of all other bids.  You will of course get some low offers, but for somebody who really wants your property, they have to bid high, unlike in a live auction where bidders will only bid the minimum above the previous bid.Selling through auction also means, that if you fail to get any bids high enough, you can open negotiations after the auction to agree a mutual compromise and achieve a sale.  It is worth remembering that if you are looking to buy a property, once you have sold, you will have the benefit of being able to be in a strong buyer position yourself, therefore with an opportunity to recover any compromise made in the original sale.

There are many options available to you, although in these difficult markets we advise that you consider more than one option, preferably a range of approaches to include selling property through estate agents, sell by auction, Newspapers and FSBO.  However, if you have not put your property on the market yet, it makes sense to regsiter for this auction before anything else, simply because we have the focus and urgency, with deadlines in place, and you at the end of the next auction period, possibly before you may well have sold your property.
