Conducting your own viewings:
Selling property in UK or property overseas the viewing is a critical part of the successful selling of your property. We want your property to sell very quickly in our on-line property auctions. This is why we invest so much into marketing our auction on an international basis, so it would be a terrible shame to lose out at the point of viewing when a little extra effort and attention could have brought about a sale. Furthermore, we don't get paid our success fee if you don't sell!
In traditional auctions you would see a block of buyers lead through a house by an estate agent, all within 20-30 minutes. A key benefit of on-line property auctions , is that you will receive your enquiries via email directly from the buyers. We do not intercept your enquiries and show other properties, you even organise the viewing directly with the buyers, at a time convenient to both parties. This gives you the opportunity to show the property in it's best light and to chat about things over a cup of coffee.
We do not go on about the obvious; clean, tidy, nice smells etc. although it is astonishing that some people don't bother. Some people say that serious buyers can see through these things, well maybe they can, but if everything is equal between the clean tidy and the cluttered messy, you know which one he will buy... Consider this. Most buyers are looking to get as much as possible for as little as possible. That probably applies to you as well.
If weeds are starting to grow through and lifting the block paving on your drive, you may see that as a couple of hours work, but the buyer will see that as a potential problem with the drive, could be hundreds or thousands of pounds. The same thinking style is applied by buyers wherever possible to downvalue the property for sale. Once they have bought and moved in they will probably do the work themselves for very little money having reduced your price by several thousands.
How do you attract the best bids:
Make it as easy as possible for your buyers. With our on-line property auctions, our buyers may be travelling many miles or from another country to visit your property so may not be so familiar with your local area. Prepare directions or a map in advance to email to buyers who are due to view. They will be more relaxed and easier to communicate with when they arrive if they have found you easily.
See below check list of points to consider:
- Ensure that there are no outstanding repairs on the approach to your property.
- Any work required, get estimates to show your prospective buyers.
- Create as much space as possible within the property, it can even be worth moving some furniture out in some instances. It is the space they are buying.
- Create brightness and air, keep curtains very wide open, and doors in some cases, especially on a nice day looking out to a nice garden.
- You may be an animal lover, but your buyer may not. The less evidence of animals, especially smells, the better.

Documents;, In the UK you probably wouldn't be asked to show any documents at the point of viewing, but in Spain for example, you will require copies of paid Community bills, Electricity and water bills, copy of deeds/escritura, and anything which helps prove ownership and prove that at this time there are no debts against the property. This can be similar with property overseas in many countries, so if unsure it is worth checking with your solicitor in that country. Unfortunately we cannot cover the particular buying processes of every country included in our on-line property auctions.
