Getting the Best Results from the auction:

The following is How to sell property.  This is more aimed at the for sale by owner private property market, as opposed to the more experienced auction enthusiasts.  This auction is not limited to those selling direct but also for estate agents selling property for their clients. 

Writing your property description:

People may ask how to sell property, but when selling direct, there is no magic, just common sense and an empathy with the buyer's position.  If you don't care what a buyer thinks you probably won't sell, so the more you place yourself in the mind of the buyer, the better job you will do of selling direct, whilst saving thousands in commissions.

You have up to 200 words to write your description, but most people don’t want to read beyond what is of interest.  For this reason it is better to focus the most salient points of your Auction property without going into too much detail, just give a taste that makes someone want to know more, and do not feel an obligation to use every available word.

For example; only refer to room sizes if they are going to encourage an enquiry.  If they are average sizes, that will be assumed anyway.

The details are the additional points you will discuss when contacted by buyers and investors.

Try to describe your property as though you were walking through it, from the outside through to the lounge, the diner, bedrooms, bathrooms, solariums, underbuilds etc.

Apartments should be very clear as to which floor and what lift facilities are available.  It is also important to consider the young, elderly and disabled.  They will want to know about Ground floor conveniences, steps, stairs etc.  Not to make a big point, but to include reference within your description; steps leading to, or wheelchair friendly entrance, grnd floor bedroom or wc etc.

Writing your Area Description:

On this subject, you should feel free to utilise the full allowance of 200 words as there are many points which may be important to buyers., especially if they are new to the area or are moving overseas.

(You may even wish to use a local attraction photo; beach, village square, rolling country hillside or anything which complements your description)

Buyers are likely to want to know the following, so if you are selling direct, be prepared with all likely information to hand.

Description of local and surrounding areas including towns, village names and main attractions.

Proximity to local shops, main shopping areas, schools, anything within walking distance.

Transport, trains, buses, Airports.

Taking Photos:

With a little imagination, it is easy to take great photos, especially with a digital camera as you can experiment, taking as many as you wish at no extra cost.

If a room is very small it can be better to leave it and focus on the rooms with best photo opportunities, although sometimes you can get a much better shot by opening the window,  going outside and taking the photo through the window.  This can make a big difference.

Try taking photos from a low position close to the floor, and also from a downward angle by holding the camera above your head, this may take a few practice shots.

Don’t forget your features, maybe a staircase, a fireplace, a terrace a conservatory or a particular view.

Generally you will get better results with a flash, and sometimes it is better to turn the lights on.  All properties offer different light and space, so in a nutshell, think about making every shot the best you can and experiment.
